This formerly obscure country in south-eastern Europe has come to epitomise the buzz that currently surrounds the newly emerging markets and the possibilities they are said to hold. Although not actually situated on the Mediterranean, Bulgaria’s sunny summer climate and Black Sea coast give it a remarkably similar feel to the Med. Sceptics may say that such a country is a ‘Johnny-come-lately’ in the property game but one cannot deny that large expanses of unspoiled beach overlooking a blue sea, backed by forested hills, is a highly attractive proposition. As elsewhere, the surge in residential interest has followed a similar rise in tourism, in both cases driven by attractive pricing and a desire to experience something new and unexplored.
So, what is it that is drawing so many people to Bulgaria? Firstly, the fact that prices are still well below the level of countries such as Spain, Portugal and Greece. “In Spain, it is hard to find anything below £80,000 these days,” says Dessislava Petrova of Coral Estates, who works from Bulgaria. “But here apartments with a beachfront location in a Black Sea resort, start from as little as £35,000. They are built to modern quality standards, featuring a long list of luxuries such as landscaped gardens, swimming pools, reception, security, cleaning and maintenance services.” Almost the size of England, Bulgaria offers variety, from sunny beach resorts to ski resorts with a long season. “Winter sport and recreational facilities are already at a very high standard at leading ski resorts such as Pamporovo, Chepelare and Mechi Chal, and are continuously improving. It is possible to get an apartment here, surrounded by beautiful countryside from about £26,000, although the average figure is between £40,000 to £50,000,” says Petrova.
With increasingly frequent and economical flights to the nearby international airport of Bourgas, both the ski and beach resorts offer an attractive and affordable destination for a holiday home. Bulgaria’s natural beauty and rich culture ensure that you’re not limited to the beach or ski slopes, while good prices, improving infrastructures and services, as well as a growing tourism market should ensure that there is excellent rental and investment potential. “It is a young market, so it does offer a lot of future growth potential,” says Dessislava, “but there are also additional factors, such as the country’s planned accession to the EU in 2007, its bid to host the Winter Olympics in 2014 and the fact that it is one of the fastest-growing economies in Europe.” These are the kind of things investors want to hear.
